What happened
Following a Wednesday storm, the homeowner reported that a solar panel was hanging from the roof, the condensate line had been ripped off, and the roof might have been damaged. She was concerned that the drain line could be leaking and that the panels could become dangerous if another storm occurred. The roof had been installed three to five years earlier, and the solar panel had subsequently been reset on top of it. During NFR's inspection, the technician noted that nails appeared to have been used on half of the reset solar panel installation instead of screws. He believed that fastening method might not have been strong enough for the microburst winds, but it remained a possible contributing factor rather than a confirmed cause.

What we did to stop the problem
The inspection was scheduled for the next day, and we called ahead before arriving. At the property, we documented the conditions and uploaded all photographs to Encircle. We walked the homeowner through the insurance claim process and helped her consider questions about the roof warranty. We also tried to contact the roofing company and left a voicemail when no one answered. The homeowner planned to continue contacting the roofer over the weekend, and NFR planned to follow up on Monday. Filing an insurance claim was reserved as the next option only if the roofing company could not resolve the situation.
How we restored the property
This was an inspection-only assignment, and NFR did not perform or take credit for the repairs. The homeowner later reported that her roofer had come out and fixed everything at no charge.
Why this job did not need an insurance claim
